How do I tour an apartment and check out the community?

Application and Leasing

How do I apply for an apartment in your complex?

Applying is simple! Head over to our website and start your application online. Our digital process is quick and convenient, so you can move one step closer to your new home in just a few clicks.

What documents do I need to provide for the application process?

To help us verify your application, we’ll need:

  • Recent pay stubs:

    • Weekly: 4

    • Bi-weekly: 2

    • Monthly: 2

  • 6 months of bank statements

These documents help us make sure we’re a great fit for each other!

What are the income requirements to qualify for an apartment?

Applicants must show proof of gross monthly income that’s at least 2x the monthly rent. We also run credit and criminal background checks during the screening process.

What is the lease term for the apartments? 

We offer flexible lease terms ranging from 12 to 15 months. Just ask our leasing team about what’s currently available!

Can I sublease my apartment?

No, subleasing isn't permitted here at Nova West. This is to ensure a proper vetting process for all applicants for the well-being of all residents.

Is renter's insurance required?

Yes, all residents are required to carry renters’ insurance with at least $300,000 in liability coverage. Everyone over 18 years old must also be listed on the policy.

How do I renew my lease?

We’ll send a renewal letter electronically before your lease ends. It’s an easy process to complete online, and our team is always here to answer questions.

Does Nova West have affordable housing options?

We gladly accept Section 8 housing vouchers. Contact our team for more information about availability.

Move-In and Move-Out Support

Are there move-in or application fees?

Yes, here’s a breakdown of the standard fees:

  • Application Fee: $55

  • Admin Fee: $250

  • Security Deposit: $500 (or up to one month’s rent)

  • Utility Fee: $10/month

  • Pet Fee: $35/month (if applicable)

  • Parking Management Fee (ParkM): $10/month

Are there services to help with the move-in process?

At this time, we don’t provide specific move-in services, but our team is here to answer any questions and make your transition as smooth as possible. 

Are there any restrictions on decorating or modifying the apartment? 

We want you to feel at home, but any significant modifications, like replacing fixtures, must be approved by management. (For example, switching out a ceiling fan is a no-go.)

What happens if I need to break my lease?

Life happens—we get it. If you need to break your lease, there is a termination fee equal to 2x your monthly rent, plus the cost of any damages to the apartment.

How much notice is required before moving out?

A 60-day written notice is required. Make sure to submit it to our office in writing so we can start the move-out process smoothly.

What is the process for moving out?

When it’s time to move on:

  • Provide a 60-day written notice

  • Return all keys and access cards.

How long does it typically take to receive the security deposit refund?

Refunds are typically processed within 60 days after move-out. Keep in mind that any final utility charges or damages will be deducted from the deposit.

Fees and Payments

How much is the security deposit, and when is it due?

Security deposits start at $500 and may be up to one month’s rent, depending on your application. Your deposit is due on move-in day.

Are utilities included in the rent?

Utilities are not included. Each unit is sub-metered, and charges for shared/common areas will fluctuate month to month.

Which Wi-Fi providers can I use?

Feel free to hire the provider of your preference. We recommend: 

  • Xfinity

  • Quantum

  • Nextlight

How can I pay my rent?

Rent can be paid easily online through the RentCafe portal. Set up automatic payments or make one-time payments at your convenience.

Are there other fees such as monthly amenity fees or technology fees?

There are no extra amenity or tech fees. However, a $10 monthly ParkM fee applies for parking management.

Is parking available? If so, what kind and, is there an additional parking fee? 

Absolutely! Choose from:

  • Surface parking: $10/month

  • Carports: $75/month

  • Private garages: $200/month

Are there any restrictions on overnight guests? 

Overnight guests are welcome, but a $5 guest parking fee applies. Please check in with the office for visitor info.

Are there EV Charging stations?

Yes! We currently have 4 EV charging stations for resident use.

Maintenance and Requests

How do I submit maintenance requests?

Just log in to the resident portal and submit your request online. It’s fast, easy, and convenient.

How quickly are maintenance issues addressed?

We aim to resolve standard maintenance requests within 24–48 hours. Emergency issues are handled ASAP.

Pets

Do you allow pets in the apartments?

Yes! We’re a pet-friendly community.

Is there a pet deposit or a monthly pet fee?

There’s no deposit, but a $35/month fee applies per unit.

What is the pet policy for specific breeds or sizes?

We follow a restricted breed list for the wellbeing of all residents. Prohibited breeds include (but are not limited to) Akitas, Alaskan Malamutes, American Staffordshire Terriers, Bull Mastiffs, Chow Chows, Doberman Pinschers, German Shepherds, Huskies, Mastiffs (any variation), Pit Bulls, Presa Canario’s, Rottweiler, Wolf hybrids, and Russian Bear Dogs.

What onsite amenities do you offer to accommodate pets?

Your furry friends will love our onsite dog park and pet wash station.

Each unit includes in-home washer/dryer hookups. No more visits to a busy community laundry room needed!

Yes, there is secure bike storage located on the 2nd–4th floors of the buildings.

Do the apartments have high-speed internet access?

Yes! High-speed internet is available via Xfinity, Quantum, or Nextlight.

How does package delivery work?

We have a secure package room that requires a code for access.

What floor plans are available at Nova West?

We have spacious 1, 2, and 3 bedroom layouts. Availability can vary, so reach out to see what’s open!

Do you offer virtual tours of the apartments?

Yes! You can take a virtual tour right from your phone or computer—perfect for out-of-town movers.

Are furnished apartments available?

At this time, we do not offer furnished units.

Community and Lifestyle

Are there any community events or organized activities? 

Yes! We usually host at least two events per month to bring neighbors together.

Are there quiet hours in the community?

Quiet hours are from 10 PM to 7 AM daily. We want everyone to enjoy a peaceful living experience.

How do I report a noise complaint? 

If you experience noise disturbances, please send us an email with details so we can address the issue promptly.

What nearby schools or childcare facilities are available?

Great question! We’re close to several highly-rated options:

  • Guidepost Montessori (0.3 miles)

  • Sunset Academy (0.7 miles)

  • Twin Peaks Classical Academy (Pre–12th grade, 0.09 miles)
